Oak Creek East Homeowner’s Association Meeting Minutes
March 12, 2008
Persons in attendance Doug Byers, Tony Dunham, Judy Prasse, Chuck Himes and Cynthia Vande Water.
Minutes of previous meeting were approved.
Financial update
One third of the Homeowners have paid their dues. We have 38,018.00 in the budget. Approximately $2,000 will be paid out for the resealing and repairs of the fence. Repairs need to be done to the fence along E Powell Rd. The sign at S. Old State and Aurora will be replaced near the beginning of spring. Some removal of flowers from that particular flowerbed will need to be removed in order for the sign to be replaced.
Old BusinessRocky Fork sealing of the fence and 5 sections need to be repaired along E. Powell and as soon as the weather breaks that will be done.
The monument sign at S. Old State was blown off during one of the wind storms. We have taken bids and are currently reviewing 3 of them. This sign is one the biggest of the 4 signs we have in the subdivision. Our goal is to keep the sign as close to the other signs. The problem with this sign is that there is a slight radius. This does not make for an easy fix. Doug Byers volunteered to contact a person he knows to provide a quote as well. Since nothing has been decided yet, we will look into this vendor as well. We welcome anyone with masonry experience/knowledge to contact one of us.
Paperwork was submitted to have Mike Prasse removed as Statutory Agent, at his request, and Chuck Himes to replace him have been received.
New Business
Reminder to anyone planning on upgrades to their property to please submit plans for HOA approval before the work has been started.
Plans were submitted for an enclosure and patio on Baltic and they were approved.
A new lawn care company was chosen for 2008. Environmental Management Inc, who currently maintains Oak Creek’s grounds, was given the contract. We are hoping this year we will be able to “dress up” the flower beds. i.e.: a few bushes missing near the Coldharbor Blvd entrance.
Spring clean up for Orange Township is schedule for May 10th, 9 -2 pm with a rain date of May 17th, the same time.
A date was chosen for the Block Party this year. It will be August 2nd with a rain date of August 9th. Anyone who would like to head this up, please contact one the Trustees.
A suggestion given by Doug Byers regarding sealing of the driveways is going to be investigated. His suggestion was to have one company come in to seal driveways in sections. For instance a street or part of the street could be done one day then they could come in do another section of the subdivision. The thought is to maybe get it done at a lesser rate.
We need to contact the Orange Township to see if we can paint the roads where the sewer grates are so that in the winter maybe they could be more visible and cleared for better runoff from the melting snow.
Cyndie contacted Sterling properties regarding the concern about Walker Woods using the land in their subdivision for a playground for their residents. The biggest concern was that there would be an entrance to that area off of Coldharbor Blvd between the houses that exist there. According to Becky from Sterling Properties, there is no talk about utilizing that land in that way.
The Board has also contacted some Management Companies to manage our property. We are still waiting on some bids.

Please mark your calendars and plan to attend upcoming HOA meetings on September 17th and November 12th. Meetings are at 7:00 p.m. at the Orange Township Hall, on West Orange Road.
There were no new members voted in for 2008. Chuck Himes, Ron Carobine and Cynthia Vande Water are still the Trustees.
